Hard Money FAQ
What is a hard money loan?
A hard money loan is a short-term, asset-based loan from a private lender, secured by the real estate being bought or refinanced. Approval focuses on the property and the deal rather than tax returns or a long credit history.
How fast can a hard money loan close?
Most close in 7–15 days. Multifamily and mixed-use deals can take 2–4 weeks because of the added rent roll and income review.
What do I need to qualify?
A business-purpose deal held in an LLC, a full appraisal, verifiable recent deal experience, and a minimum FICO that starts at 620 depending on the program.
Is hard money the same as a DSCR loan?
No. Hard money is short-term capital for acquisition, renovation or bridging. DSCR loans are longer-term rental loans qualified on the property's rent.
