Hard Money LTV: How Property Valuation Dictates Your Real Estate Loan
How Property Valuation Dictates Your Real Estate Loan
If you own real estate and need private capital, the only number that matters is LTV — Loan-to-Value. Not your credit score alone. Not your W-2. The property drives everything.
Hard money lenders do not underwrite your income. We underwrite the asset. If you default, our only recourse is foreclosure and liquidation — so the valuation method, the equity cushion, and the exit strategy are the actual security.
This guide is written for real estate owners. Everything below assumes you hold the asset — and your existing mortgage stays untouched: we are not asking you to refinance out of a low-rate loan.
What We Are NOT Doing Here
- NOT a bank refinance. We are not asking you to give up a 3.5% rate on your home.
- NOT a 30-year fixed mortgage. Terms are short — 7-day closes to 24-month holds.
- NOT personal-use equity. All MCF hard-money loans are business-purpose, made to LLCs, secured by real estate.
- NOT rural lending. Suburban and urban only. Max lot size: 2 acres.
- NOT a price pitch. We lead with preservation and deal structure, not rate quotes.
What LTV Actually Is
LTV = Loan Amount / Property Value (lower of purchase price or appraised value)
For renovation and construction, we quote LTC (Loan-to-Cost) — loan / total project cost (purchase + renovation). Our fix-and-flip program goes up to 90% LTC for experienced investors because the lender is underwriting the completed value and your build budget, not just the purchase price.
The valuation drives the denominator. Change the valuation method and you change the deal.
The Math Most Borrowers Miss
Different lenders value the same property differently. A higher LTV percentage does not guarantee a larger loan if the valuation is lower.
- Lender A: 70% LTV, property valued at $700,000 → max loan = $490,000
- Lender B: 65% LTV, property valued at $800,000 → max loan = $520,000
Lower cap. $30,000 more funding. The valuation opinion — not just the percentage — controls your capital. That is why shopping the scenario across multiple lenders matters.
The LTV & Credit Score Matrix
Target LTV changes the underwriting landscape entirely. Below is the residential first-lien landscape:
| Target LTV | Min Credit Score | Potential Lenders Available |
|---|---|---|
| 50% | 400 | 1,000 |
| 60% | 500 | 800 |
| 65% | 500–650 | 350 |
| 70% | 640–700 | 200 |
| 75% | 680–720 | 150 |
| 80% | 740 | 23 |
| 90% | 760 | 12 |
| 100% | 780 | 5 |
Up to 65% LTV, credit does not heavily restrict the deal. A 35% equity cushion opens hundreds of lenders — even for borrowers with lower scores. Once LTV exceeds 75%, the lender pool shrinks aggressively. High-LTV loans require near-perfect credit to offset liquidation risk.
Secondary factors: investor experience, property location, property type, loan purpose, exit strategy, liquid assets.
How Valuation Changes by Property Type
1. Tract Homes (Standard Residential)
Straightforward — recent identical comparable sales in the same subdivision validate value quickly. Lenders move fast.
2. Custom Homes & Commercial Properties
No direct comps. A specialized commercial appraiser establishes value with different metrics. Commercial underwriting demands lower LTV limits to protect against market illiquidity.
3. Vacant Land
Highest-risk asset class. Generates no income. Difficult to liquidate. LTV caps at 40% to 50%.
Pro Tip: Stress-Test Value Before You Apply
Before submitting a loan request, use an AI search engine to establish a conservative valuation baseline.
Step 1 — Baseline:
"What is a conservative valuation for [property address] based on current data?"
Step 2 — Adjust for permitted upgrades (public records lag):
"Public data is outdated. Recalculate considering verified updates: [X] sq ft, [X] bedrooms/baths, plus permitted [addition/kitchen/pool]."
Only permitted work counts. Unpermitted structures change everything — see below.
Unpermitted Structures: The Valuation Wildcard
Unpermitted additions (garage conversions, guest houses) create risk. Traditional appraisers and conservative lenders assign zero value to unpermitted square footage. Some cases reduce value further if the lender factors in demolition costs or municipal fines.
Private money is flexible. Creative lenders can structure an escrow holdback — funds reserved to bring the structure to code. Once permitted, the property achieves a verifiable ARV, protecting both your equity and our security.
ARV, LTV, and Loan Amount — The Math, Confirmed
- ARV = After Repair Value. Completed property value after renovations.
- LTV = maximum percentage of that value the lender will finance.
Example: 70% LTV on a $300,000 ARV = $210,000 max loan.
Critical distinction: ARV guides exit-risk assessment. The actual loan amount on a purchase is calculated on the lower of purchase price or as-is appraised value. Renovation budgets are added through LTC calculations, not pure LTV.
FAQs: Hard Money LTV & Appraisals
FMV vs. Liquidation Value
FMV = highest price a willing buyer pays under normal, unhurried conditions. Liquidation Value = the heavily discounted price a property sells for within 30–90 days in a foreclosure scenario. Hard money lenders use liquidation value — that is the protective floor.
Why is the hard money appraisal lower than online estimates?
Online algorithms aggregate retail data assuming peak condition and indefinite market time. Hard money appraisers discount for deferred maintenance and liquidation risk to establish a protective floor.
How long does valuation take?
Standard appraisal: 3–7 business days. Very low LTV + standard tract home: internal desktop or drive-by in 24–48 hours.
Do lenders always require a full interior appraisal?
No. Very low LTV + tract home with abundant comps: data models and borrower-provided exterior/interior photos may suffice.
Can I reuse an appraisal from a different lender?
Generally, no. Independent valuation through our approved appraiser network prevents conflicts of interest and inflated numbers.
What if the appraisal comes in below the purchase price?
We calculate LTV on the lower of purchase price or appraised value. Contract at $200K, appraisal at $180K → loan based on $180K. You cover the $20K gap at closing.
